A mid year study of house prices in Oakville, Ontario reveals a very healthy real estate market overall. The following charts will show that homes in Oakville appreciated in all categories - detached homes had a price increase of 15.7% year-over-year, with semi-detached up 11.6% in price, condo townhouses up 13.2%, and attached freehold townhouses up an impressive 19.7%

All figures compare June 30, 2010 prices and sales numbers versus June 30, 2009 prices and sales numbers...all figures are for Oakville, Ontario (W21).

Some interesting facts: total sales for the period Jan 1, 2010 to June 30, 2010 were 1,056...total sales for the same time period in 2009 were 787....so home sales in Oakville increased by 34.1% - pretty impressive, even when you take into account the growing city.

The highest price sale of any type of home in Oakville during the first six months of 2010 was for a detached home which went for $3,375,000.....during 2009, the highest sale was also for a detached home which went for $3,450,000....so luxury properties are holding their own in today's market.

The ratio of active listings to current sales is a number which many real estate professionals use to gauge the health of the market....at June 30, 2009, there were 407 active listings in all of Oakville, and in the same month of  June, 2009 there were 219 firm sales - leaving roughly a two month supply to be sold based on that ratio.

At June 30, 2010 there were 572 active listings in all of Oakville, and in the month of June, 2010 there were 190 firm sales - based on this ratio, we can see that the market has indeed softened slightly, but not alarmingly so; there is now an approximate three month supply of homes to sell. If this ratio were to increase further in the second half of the year, that would be a concern, but at the moment the numbers are in a 'respectable' range. There are some anomalies in the 2010 numbers, as many people 'bought early' to avoid HST charges and changes to the CMHC approval process, leading to a slight drop off in June sales.

Here are the home prices for real estate sales in Oakville, June 30, 2010 totals vs. June 30, 2009 totals, broken down by property type. All figures by the Toronto Real Estate Board.
